Is an EPC a legal requirement?

Yes, for selling or renting out a residential or commercial property in the UK, an EPC must be made available to prospective buyers or tenants.

How long is an EPC valid for?

EPCs are valid for 10 years from the date of issue.

Can my property fail an EPC?

No, a property cannot "fail" an EPC; it simply receives a rating from A to G.

What is the minimum rating for renting?

As of April 1, 2020, all rented properties (including existing tenancies) must have an EPC rating of "E" or above, unless a valid exemption is registered.

Do I need to carry out the recommendations?

No, you are not legally obliged to implement the improvements listed on the certificate to sell or rent, but it is highly recommended to increase energy efficiency.

What is inspected during an assessment?

Our assessor will conduct a non-invasive inspection of items such as loft insulation, wall construction, heating systems, windows, and lighting.

What if my property is a listed building?

Some listed buildings or special conservation buildings may not require an EPC if meeting minimum energy standards would unacceptably alter their character or appearance.

How long does an assessment take?

A typical assessment takes about 30 minutes on-site, depending on the size of the property. The EPC is then completed and lodged in at our office.
